Terms and Conditions for the $2,000 Guarantee Program

Embark Home Loans guarantees a $2,000 check if you close a loan with any lender for a combination of interest rate, fees, and monthly mortgage insurance that is lower than the offer we provide. To ensure a fair and accurate comparison, the following conditions must be met:


Quote Submission

  • You must provide an official, detailed, written quote from a competitor. The quote must include:
  • Lender’s name, quote date, loan type, term, purchase price/property value, loan amount, interest rate, monthly mortgage insurance (if applicable), and a breakdown of all lender fees, discount points, credits/rebates, and third-party charges (appraisal, credit report, title company fees).
  • You must provide this quote on the same day it is issued and obtain a written quote from Embark Home Loans on that same day.
  • Both quotes must be reviewed together over the phone. Due to daily fluctuations in interest rates, comparisons must be made using quotes from the exact same day.

Rate Lock

  • Notify us if you decide to proceed with the competitor and lock your rate the same day you receive written quotes from both Embark Home Loans and the competitor.
  • Within one business day of locking your rate, email us an unaltered copy of the official loan estimate (LE) showing the locked rate. This LE must match the fee sheet or preliminary loan estimate you provided us.
  • The locked LE must include the lender’s name, date, interest rate, APR, loan type, term, mortgage insurance (if applicable), lock length, and any points/costs or rebates/credits associated with the locked rate.


Closing

  • Within 48 hours (two business days) after closing your loan, provide us with the complete, unaltered final closing disclosure (CD) and the “Note” from your closing documents.
  • The closing documents must match the original quote and locked loan estimate exactly, verifying that the combination of interest rate, fees, and mortgage insurance (if applicable) is the same.


Superior Pricing and Claiming Your $2,000

  • If we offer a better price before you close with a competitor, and you choose not to proceed with our offer, you will not be eligible for the $2,000 guarantee.
  • If we do not provide a better price before closing, and all submitted documents (quote, locked loan estimate, final CD, and Note) match and show the same combination of interest rate, fees, and mortgage insurance, you will receive the $2,000 check within 30 days.


Restrictions

  • The $2,000 guarantee is only available for fixed-rate Conventional Conforming loans (excluding Jumbo and High Balance Loans), FHA, and VA loans.
  • The guarantee does not apply to offers from builder’s preferred lenders or Credit Unions.
  • The guarantee is valid only for loans of $200,000 or more and for identical loan types and products offered by Embark Home Loans.
  • If you decline a superior price from Embark Home Loans after locking with a competitor but before closing with the competitor, you will not be entitled to the $2,000 guarantee.
